Sell Your House by Getting Buyers to Take Notice

how to get buyersIf you make it easy for buyers to get into a property, then it’s logical the property will sell faster and at  mutually beneficial terms.

Often a property will be promoted with only the Seller’s needs in mind. “For Sale by Expressions of Interest”, “Auction”, “Tender” and “By Negotiation” are all generally the same approach stacked in favour of the Seller. This standard process including “sale for a price”, ignorantly requires a buyer to comply mostly with the Seller’s needs or suggest the buyer must guess what the Seller needs and hope they get it right. A purchase may also require finance if the Buyer is unable to satisfy the needs of a Seller that is inflexible on their terms.

Upon careful consideration, it could be said that in most cases a property “sells itself” based on features that appeal to the Buyer at the time, meanwhile Agents are merely making the introduction and standing ready to take the order. It makes good commercial sense therefore to ensure the property has the right type of features that get Buyers to take notice.  Features mean different things to different Buyers, however, for Buyers who CAN qualify for a bank loan but DON’T have the deposit, or buyers who HAVE a deposit, but don’t fit the Bank’s conservative LENDING CRITERIA, are still potential buyers, but are NOT usually considered so because the seller’s terms are too rigid.

One way to get Buyers into homes faster can involve giving the Buyer time to fulfill the down payment while they rent the house from the Seller. Alternatively, the Seller could achieve a quicker sale by helping the Buyer obtain finance for part of purchase price.

These are just two examples of the approach towards engineering a transaction beyond just what the Seller desires. It doesn’t have to be difficult or complicated, but it is worthwhile thinking more about the needs of Buyers.
